When You Select an Agent to Help You Buy or Sell Property in Chicago, Be Sure To Ask...

1. Are you licensed and up-to-date?

Chicago Lakefront Properties agents are licensed through the Illinois Office of Banks and Real Estate (OBRE). You'll find them listed on the OBRE website and on the CAR website.

 

2. Are you a Broker or an Agent?

Jean Ward and Patty Stearns are both brokers. Nikki is Chicago Lakefront Properties' realtor associate. All three are Realtors.

 

3. What type of training do you take to stay current in this dynamic market?

The Office of Banks and Real Estate requires that members take continuing education courses bi-annually. In addition to this, Chicago Lakefront Properties agents stay current with all of the latest real estate marketing tools, actively seeking out professionals in marketing and attending trade shows including the annual Illinois Association of Realtors Convention. Beyond the norm, Broker Jean Ward draws on years of working with high profile law firms in the Chicago metropolitan area.

 

4. What kind of training do you have for marketing homes on the web?  How good are you at using the Internet?

Chicago Lakefront Properties agents have extensive research capabilities targeted toward real estate marketing. They tap into a multitude of resources all backed by the most current information found on the Internet when working with their clients.

 

5. When you take a listing to sell a property, how do you work with the Seller?  How do you plan to market a property when you list it?  Do you put that in writing?

Chicago Lakefront Properties are contracted by the Seller to market their property. A written contract is drawn up clearly setting forth the terms of the agreement between the Seller and Chicago Lakefront Properties, the selling agent. Chicago Lakefront Properties publishes detailed information on all of their listings on the Multiple Listing Service of Northern Illinois on this website.

Additional marketing strategies to facilitate the sale and maximize returns are specially designed for each property at the time of listing. These may, for example, include weekly Open Houses with publication in a local newspaper. These are all discussed at the time of listing and periodically throughout the term of the listing.

 

6. Do you accept contracts for 90 days or less?

There is no set contract term. When you hire an agent of Chicago Lakefront Properties, the listing contract is discussed fully and put in writing. Remember Chicago Lakefront Properties is working for you.

 

7.  How do you get paid?  Will you take less?  Or will you offer a better commission to the buyer's agent?

We are paid a sales commission when the sale closes. That commission is negotiable between Seller and agent.

If it will help the sale of the property, we can offer a larger percentage of the commission to the buyer's agent. This is just one of many marketing incentives that Chicago Lakefront Properties uses to expedite the sale of its listings.

 

8. Will I get a printout of all the recent selling prices and listing prices of homes in the area?

Yes, we always provide both buyers and sellers information printouts in support of our advice and suggestions.
